* Offers a comprehensive homeownership program for potential homeowners that includes down payment and closing cost financial assistance, one-on-one financial counseling and home buyer education courses.
  • Home Buyer Education classes for any potential homebuyer or current homeowner
  • Offers up to $20,000 for down payment assistance and closing costs to those who live or work in the service area.
  • Offers HUD-certified Counseling for homebuyers regardless of income, can help with mortgage qualifying and strategy including: credit, income, debt, etc.

    Eligibility: Home Buyer Education classes: Must live in the area served. First-time home buyers loans: Must live or work in the area served. Loan eligibility is based on household income guidelines and available funds.

    Application Process: Home Buyer Education classes: Call or email for class schedules. First-time home buyers loans: Complete Intake Packet found on the website, and then mail, drop off, upload, send a secure email to homeownership@ithacanhs.org, or fax 607-277-4536 the completed forms to INHS.

    Ithaca Neighborhood Housing Services revitalizes neighborhoods and assists low to moderate income people in obtaining quality housing on a long-term basis. Services include affordable housing, rental properties, homeownership services or home repair assistance. INHS is also for people with modest incomes looking to rent, buy, repair, or participate in a home buyer education course.
